I want to create separate invoices for Common Area Maintenance (referred to as CAM on the system) and Utility.

Separate invoices for CAM and Utility can only be generated if they are assigned to different Billing Groups. 

To create a Billing Group, go to Facilities > Masters > Billing Group.
